Rental Basics


  • Rental Procedures

    Our practice is to enter into a rental agreement with the first acceptable applicant(s) for a particular apartment.


    The application and acceptance process is as follows:


    Step 1: One applicant or representative must view the apartment for which they are applying.

    Step 2: The application must be completed and returned with the required earnest money deposit.

    Step 3: The applicant’s credit history and housing references will be checked. If the applicant has no credit history, housing history or an unacceptable credit history a credit worthy cosigner for each applicant may be required. We will require cosigners for any apartment with rent of $1,500.00 or more per month.

    Step 4: The cosigner application(s) must be completed and returned within the time limit. 

    Step 5: If the applicant(s) and cosigner(s) have been approved, the applicant(s) will be notified of acceptance and the apartment will be taken off the market. Please note: Acceptance of your application creates a binding contract to enter into a rental agreement. Your failure to do so may result in substantial losses and other damages for which you may be held liable.


    After the acceptance notification, the lease agreement will be drafted and sent to the applicant(s) including all documents. The documents must be returned within the time limit specified in the acceptance letter. If the lease agreement is not returned within the time limit required, we may rent the apartment to the next acceptable applicant(s).   • How To Return Keys

    Key Return

    Please plan key return accordingly. Management must receive ALL KEYS BY THE DUE DATE AND TIME or lessees are subject to costs and fees.


    Office Return: Bring keys to the office and provide us with your name, apartment address and forwarding address for your Security Deposit Return Statement.


    After Hours Office Return: Place keys in an envelope, sealed with your name, apartment address and forwarding address and set inside dropbox outside of one of our office locations.


    Mail Return: Tape the keys securely to a heavy piece of cardboard and mail them in a padded envelope with your name, apartment address and forwarding address. Keys mailed the same day they are due will be considered late. 

    NOTE: Do not put loose keys into an envelope and mail them. The postal machines will rip the envelope and keys will become lost.


    The security deposit refund check will be returned in 21 days payable to all lessees unless otherwise properly designated. 

    **The lease is “joint and several” so we cannot divide the refund check into multiple checks**
